4. Conveniently List Online With Any Major Credit Card  You may conveniently list and pay online with any major credit card. Some competitors require an in-person meeting either at your home or their office in order to list. Not only is this a time consuming inconvenience but it's also a sales pitch. At your meeting they will try to sell you their full service 5% listing rather than their Flat Fee Listing by touting all of the so called "extra benefits".

5. Time Is Of The Essence When you list your property for sale your #1 goal is to solicit calls from buyers or agents to sell your property. For the service to work you need to be 100% confident that all interested parties get in touch with you ASAP.

  • On our website we display our sellers' direct contact information including phone #s, email links and links to their personal website if they have one. This is crucial to ensuring prompt, efficient communication between our sellers and buyers or agents. When considering a competitor, ask them how a buyer gets in touch with you after hours. If a message sits in a voicemail box from 5:01PM on Friday until 9:01AM on Monday you stand a good chance of losing that buyer. 6. Read Their Fine Print We allow our sellers to determine the commission they offer to cooperating agents and we never keep any of it. Some competitors require a 3% co-broke rate but they don't offer this full amount in MLS, instead they offer 2% or 2.5% and keep the balance for themselves. Omega will never keep any commission and no selling fee is ever due beyond our $299.00 listing fee.

7. No Renewal Fees Your $299.00 fee is all you will ever pay Omegalistings to list your house until it sells. We enter in an expiration date because it is required by MLS but if your property doesn't sell within that time we will extend your listing free of charge for as long as it takes until it sells. Some competitors list your property for 3 or 6 months and if it doesn't sell you need to pay again to re-list.

9. Customer Service From An Experienced Broker Our Sellers receive exceptional customer service from an Experienced Broker familiar with local Real Estate practices. Many of our competitors are based on the other side of the country.

  • Some competitors are simply a referral company that subcontract listings to local agents. If you wonder how we can provide excellent service for only $299.00, just think what the level of service is when the agent is only receiving a $100.00 referral fee from a national listing company? Be sure to ask if you're dealing with the actual member of MLS and the licensed broker that will be responsible for the listing.

  • Some competitors have never actually practiced Real Estate in the Northeast so they're ill-equipped to help you. Try asking the agent what a Title V Certificate is or what local Smoke /CO2 Certificate requirements are or why the assessed value is frequently very different than the market value or what the difference between Chestnut Hill and Newton is. If they are based in Florida chances are they're not fully familiar with the many nuances of our local Real Estate market.
