Dear Omegalistings Customer,

In order to ensure your changes are addressed promptly & accurately please follow the guidelines below.

CHANGES If you require changes to your listing please follow the steps below.

1.       CONSOLIDATE

1.1.    Carefully consider any and all changes you may require for the week you are making your request and consolidate all changes to one request. This streamlined process is integral to offering our service at such a competitively low rate.

1.2.    A single request may include several changes, for example you may lower the price, advertise an open house and edit your remarks all on a single form. If these requests come in separately, i.e. a price drop on Monday, Open House on Wednesday, the subsequent change can only be made for a low fee of $25. This serves not only to compensate us for our time but more importantly to motivate our sellers to consolidate their change requests and avoid paying any fee. If you submit multiple changes in a week but do not wish to pay a service fee, you can wait until the following week and resubmit the changes again in a single form.

        Below are optional listing revision services offered for an additional fee. It is not our intention to use these fees to generate revenue, ideally our customers would consolidate any revisions needed and submit one weekly request never incurring any additional fees. We are providing these optional services solely as a courtesy to our customers.

1.2.1.  $25 fee for Multiple Changes in One Week: Any subsequent change requests after the free weekly request within one calendar week will incur a $25 fee. The week will run from Sunday through Saturday to allow customers to make changes on a Friday for the weekend and be able to make adjustments based on open house activity the following Monday, even though it is only 3 days apart.  

1.2.2.  $25 Priority Service: We understand oversights happen and emergency changes are sometimes required. Therefore for customers who want immediate change processing, guaranteed to be made within 1 hour of request during normal business hours OR changes to be made after hours or on weekends, which will be completed within 2 hours of receipt. After hours changes are considered any submitted after 12pm on a week day. Priority changes received  between 12pm &  5pm Monday - Friday will be processed within 1 hour . Priority change requests made between 5pm & 10pm Monday thru Friday, or  8am – 10pm Saturday and Sunday will be completed within two hours of receipt Requests received after 10pm on any day will be treated as if they were received at 8am the following morning. Please note: If you require priority service and it is your second or more change in a calendar week it will also incur the $25 fee detailed in 1.2.1 above for a total of $50.

1.2.3.  Exceptions: Changes that reflect an accepted offer or backup offer, under agreement, or sold can be processed during normal business hours without incurring any charges. Please note, not all status changes are exempt (for example, if your listing is temporarily withdrawn and you reactivate it on a Monday, any changes made on Tuesday would count as multiple changes).

1.3.    Some common changes are listed below. If requesting any of them please give some thought as to if you will be needing any others as well and request all at one.

1.3.1. Swapping photos; i.e. Winter to Spring exterior or recent renovations to interior

1.3.2. Price reductions

1.3.3. Revisions to public remarks

1.3.4. Updating new assessment & tax figures if applicable

1.3.5. Open House scheduling

1.4.    One request per calendar week per listing will be processed. For the purposes of this policy we consider a calendar week to be Sunday through Saturday. Sat & Sun requests will be processed the following business day (Monday, or in the event of a holiday, the following Tuesday).

2.       PROCESSING TIME

2.1.    Changes requested by 12:00pm on business days are guaranteed to be made that business day.

2.2.    Changes requested after hours or on weekends may be processed the following business day.

2.3.    We strongly urge change requests not be made on Fridays for the following reasons:

2.3.1. In accordance with the paragraph above a change requested after 12:00pm on a Friday will not be processed until the following Monday or Tuesday if Monday is a holiday.

2.3.2. Fridays are our busiest day with new customers wanting their listings active for the weekend and many price drop & open house requests coming in.

2.3.3. Third Party Sites can take 24 to 48 hours to reflect updates so you should request your changes earlier in the week to ensure they’re active on all sites for the weekend.

3.       CHANGE REQUEST SUBMISSION

3.1.    All changes must be requested online using our Existing Customers page.

3.2.    Please bookmark the Existing Customers page to use it for any future changes, Open Houses, price changes, etc.

3.3.    This ensures requests are processed quickly & accurately.

3.4.    We have multiple people processing changes and direct emails addressed to one of us individually will not be processed because we cannot ensure accuracy as these emails may not go to the person processing changes at that time.

3.5.    MLS requires that we keep a record of change requests by sellers so agents are not dropping prices or making other material changes to a property's listing without permission. Therefore change requests cannot be made over the phone.

At any given time we have over 100 listings and are fully equipped and prepared to maintain each and every one accurately and efficiently however to do so we must adhere to these policies and procedures. Thank you in advance for your cooperation and understanding.
